Stage 1 - Initial Enquiry

At this crucial initial stage for both parties we’ll meet with you to discuss the details of the proposed project. It’s a chance for us to get a preliminary understanding of the project, to establish its feasibility and to confirm it’s the kind that fits within our company criteria, and that it meets our pre-qualification requirement of over £150,000.00 + VAT. And it’s a chance for you to ask questions and get a feel for us and our approach.


Upon acceptance, we instruct our quantity surveyor who then produces a tender document for you, which includes timescales and key milestones for the project. This generally takes around two to four weeks.

Stage 2 – Pre-contract

After receiving a tender clients will sometimes have questions and there is often a period of revisions. Once both parties are happy, and once we’ve received an agreement in principle to continue from you, we’ll create a Construction Phase Plan and agree a start date. We’ll also create a GANTT chart to help manage the project and to ensure we deliver the project on time and inline with the programme. Once everything is in place both Bespoke and the client(s) sign contracts, and the project can begin in earnest.

Stage 3 - Construction

Works begins according to the pre-agreed start date and timetable. Most of our builds progress through the following key milestones:

  • DPC – DPC is complete and blockwork can start
  • Joists – The floor is ready to go on
  • Wallplate – The roof is ready to go on.
  • Roof – Roof and walls are on and watertight.
  • 1st Fix – Boarding and Plastering can start.
  • 2nd Fix – All items are fitted and operational
  • Practical Completion – Decorating and external package are completed, ready to hand over.

In the final stages, our interior designer can be brought in (or a clients own designer can come in), to put in soft furnishings, curtains, lighting; all the crucial elements that make a house a comfortable home.

Stage 4 – Completion

At this stage, we’ll conduct snagging and ensure there are no outstanding issues with the property. We’ll then collect the building certificates and insurances and hand these over to you. The home is then yours to celebrate, and your dream has become your reality!
