Bespoke started life in Bristol over 13 years ago, our offices are here, and it’s still our favourite place to work. Some of our most prestigious projects are in Bristol, and we have a wealth of experience in navigating the sometimes tricky challenges of city centre space restrictions. We’ve spent many years working with the local planning and conservation departments, and we’re extremely familiar with working in the more built-up areas of Bristol. Meaning that we’re expert in tricky processes such as closing roads, dealing with the Highways Agency, securing parking bays for access, and working sensitively with listed buildings.

When you work with Bespoke, your project will be assigned a dedicated Project Manager. Their job (along with our wider team of experts) is to ensure we take care of everything and that you experience a stress-free build.
You will be kept up to date and consulted with at every stage of the project. You will be kept up to date and consulted with at every stage of the project and we’re always on hand to answer your questions. You can typically expect a design & build project to include the following steps:
• Step 1 – Initial Enquiry
At this crucial initial stage for both parties, we’ll meet with you to discuss the details of your proposed design & build project. It’s a chance for us to get a preliminary understanding of your requirements, to establish feasibility and to confirm it’s the kind of project that fits within our company criteria, and that it meets our pre-qualification requirement of over £150,000.00 + VAT. And it’s a chance for you to ask questions and get a feel for us and our approach.
Upon acceptance, we instruct our quantity surveyor who then produces a tender document for you, which includes timescales and key milestones for the project. This generally takes two to four weeks.
• Step 2 – Pre-Contract
After receiving a tender, clients will often have questions and there can be a period of revisions. Once both parties are happy, and we’ve received an agreement in principle to continue from you, we’ll create a Construction Phase Plan and agree a start date. We’ll also create a GANTT chart to help manage the project and to ensure we deliver the project on time and in-line with the programme. Once everything is in place, both parties sign contracts, and the project can begin in earnest.
• Step 3 – Construction
Most of our design & build construction projects progress through the following key milestones:
DPC – Damp proof course is complete and blockwork can start.
Joists – The floor is installed.
Wallplate – The roof is ready to go on.
Roof – Roof and walls are on and watertight.
1st Fix – Boarding and plastering.
2nd Fix – All items are fitted and operational.
Practical Completion – Decorating and external package are completed, ready to hand over.
In the final stages, we can arrange for our interior designer to work with you to choose soft furnishings, curtains, lighting; all the crucial elements that make a house a treasured home.
• Step 4 – Completion
At this stage, we’ll conduct snagging and ensure there are no outstanding issues with the property. We’ll then collect the building certificates and insurances and hand these over to you. The home is then yours to celebrate, and your dream has become your reality!
