7 Basic Steps to Building The Dream

Embarking on a self build adventure can be daunting, but follow our 7 golden rules and you’ll be well on the way to making your bespoke dream a reality.

1. Hunting for a Plot

Guys, even if this is your very first project, you need to think like and act like a developer, right from the word go! You need to be quick and decisive, and you need to act fast because if you don’t, someone else will. Anything worth having and pursuing will always move quickly. Search Rightmove, Zoopla, local auction houses and the web. Above all, as tempting as it may be, try your best not to be too specific as you will limit your options. 2. Secure a Loan

Happily, there are many lenders out there that specialise in self build loans. As a Bespoke client, we can help you make the relevant and correct introductions to get you started.

3. Budget and Being Realistic

Set yourself a sensible budget and – hugely important – allow yourself at least a 10% contingency. When creating a new build, most of your risk will be in the ground – once this stage is complete then your financial risk will be minimal as long as you don’t change your mind too much! Plan ahead and where possible, make sure you don’t deviate from the set scope of works.

4. A Decent Architect

5. Planning Permission

This part of a self build project, I believe, is always best left with a specialist; we work hand in hand with planning consultants and architects who can manage this aspect effectively, reducing the length of the planning application process and ultimately, keeping your costs down.

6. Starting your Construction

The most exciting step! Works will begin according to the pre-agreed start date and timetable, and most of our builds progress through the following key milestones:

DPC – DPC is complete and blockwork can start.
Joists – The floor can be built.
Wallplate – The roof is ready to go on.
Roof – The roof and walls are on and watertight.
1st Fix – Boarding and plastering can start.
2nd Fix – All items are fitted and operational.
Practical Completion – Decorating and external package are completed, ready to hand over to you!

In the final stages of your build project, you’ll start thinking about design – if you’d like us to, we can arrange a consultation with our interior designer to advise you and source soft furnishings, curtains, lighting and all the other little details that transform a house into a beautifully designed, bespoke home.
